Object

The tenancy agreement includes the temporary tenancy of a vacation apartment or a vacation house ("rental property") as well as the shared use of generally accessible rooms of the property in accordance with the tenancy agreement.

Terms of payment

The agreed price remains unchanged. Ancillary costs are included in the rental price unless they are specified in the contract. Tourist taxes are charged separately. Deposit of 50% within ten working days of receipt of the booking confirmation. The remaining 50% at the latest 45 days before arrival. A booking made within 45 days before arrival requires payment of the full amount.

Cancellation by tenant

  • 3 Cancellation is valid if communicated in writing. Cancellation conditions apply:
  • up to 45 days: processing fee CHF 500.-
  • less than 30 days: 50% of the rent and handling fee
  • Less than 14 days: total cost of the stay

Cancellation by the landlord

4. landlord can cancel the contract within 5 working days after booking confirmation or until receipt of the first deposit. In the event of late payment, the landlord may cancel the contract without refund or insist on fulfillment of the contract.

Check-in /Check-out

5. unless otherwise agreed:

Check-in between 4 p.m. and 8 p.m.

Check-out no later than 9 a.m. on the morning of departure

6. tenant checks the rented property on handover and reports any complaints immediately. The tenant undertakes to use the rented property and other facilities with care.

Liability for damage

7. tenant is liable for damage to the rental property/property and inventory. Landlord may charge costs for damage. In the event of damage to inventory or furniture, the tenant undertakes to report the damage on the same day.

Data processing

8. booking data will be forwarded to HomeFlow AG. Data is used for billing, collection, reporting and police access.

Applicable law and place of jurisdiction

9. the contractual relationship is subject exclusively to Swiss law. The place of jurisdiction for disputes is Zermatt.
